Why a 203(k)?
The FHA 203(k) program lets you wrap purchase (or refinance) funds and renovation costs into one loan. Limited 203(k) covers smaller, non-structural work. Standard 203(k) can include more extensive rehab with a HUD consultant. It’s built for buyers who want a house that needs work without stacking a separate construction loan.
About FHA 203(k) Loans
Eligible work ranges from kitchens, baths, and HVAC to more significant rehab on a Standard 203(k). Luxury add-ons and some cosmetic-only items may not qualify.
You’ll need contractor bids, a scope of work, and (for Standard 203(k)) a HUD consultant. We coordinate the draw process so repairs are inspected before funds are released.
203(k) is for a primary residence. If you are renovating an investment property, ask us about alternative rehab or DSCR structures.
